Student Housing Operations at Scale

Student housing runs on a different clock than conventional multifamily. Annual turn isn't a seasonal inconvenience; it's the operational event of the year. Leasing velocity, gain to lease, and concessions all get stress-tested against a move-in deadline that doesn't move. The General Manager at Redpoint Wilmington owns all of it, from the T-12 budget to the punch list on the last unit before move-in day.

Scion operates student communities nationally, and this role sits at the center of a purpose-built operational structure. You're not managing up to a regional director for every decision. You're running the property as a business, with partner departments in Legal, Facilities and Capital, Talent Acquisition, and Finance supporting your execution rather than directing it.

What the Role Actually Covers

Financial performance is the backbone. That means preparing annual and capital budgets, managing variance reporting, hitting revenue targets, and actively identifying ways to improve NOI through expense control and incremental revenue. You'll work inside platforms like Vena for budgeting and Entrata for day-to-day property management. If you've lived in Entrata before, you'll feel at home. If you haven't, expect a learning curve on Scion's full tech stack, which also includes ClickUp, Qualtrics, Turnable, and Lattice.

The annual turn process deserves its own mention. Student housing turns are high-volume, time-compressed, and physically demanding. This role requires hands-on involvement: move-out inspections, vendor walks, furniture moves, punch list completion, and coordinating staffing to hit hard move-in deadlines. You'll manage the financial performance of the turn as well, keeping controllable expenses within budget while the clock runs.

On the people side, you'll lead hiring through Greenhouse, manage scheduling including after-hours on-call coverage, and develop your team with an eye toward their next step at Scion. Staff morale and retention matter here because turnover during peak periods has direct operational consequences.

  • 3 or more years managing residential communities with a team of 3 or more direct reports
  • Proficiency in a property management system (Entrata strongly preferred)
  • Strong financial acumen: budget preparation, variance analysis, expense management
  • Conflict resolution and resident de-escalation experience
  • Vendor management and contract administration familiarity
  • Ability to work non-traditional hours during peak leasing, turn, and emergency situations

Operators who understand how reputation management and Qualtrics survey data translate into leasing velocity have a real edge. A score uptick on resident satisfaction often shows up in renewal rates and referral traffic before it shows up in occupancy numbers. GMs who track that connection and act on it outperform those who treat surveys as a reporting requirement.
