It's a Tuesday morning and you're already reviewing last night's online reviews, pulling a delinquency report, and fielding a call from a vendor running behind on a turn. By 10 AM, you've coached a leasing consultant through a tough objection and approved a make-ready punch list. That's the rhythm of this role at Evolve Huntersville, and it's a good one if you're wired for it.
Hawthorne Residential Partners is one of the top 50 multifamily management companies in the country, with deep roots in the Southeast. As Community Manager at Evolve Huntersville in Huntersville, NC, you carry full operational accountability: financial performance, leasing and renewals, vendor oversight, team development, and resident experience. You're reading financial reports and making budget-aware decisions, not just passing numbers up the chain. Delinquency tracking, deposit accounting, move-out reconciliation, and occupancy strategy all sit on your desk. You'll work in Yardi and Knock, so comfort with both gives you a real head start.
On the leasing side, this isn't a role where you hand off entirely to your team. You support leasing activity directly, conduct tours, respond to leads, and make sure applications and renewals get processed accurately and on time. You'll also manage the community's social media presence, which means showcasing resident events and keeping the community's online reputation sharp.
Team leadership here is hands-on. You hire, train, and run weekly meetings across office and maintenance staff. You're the culture carrier for what Hawthorne calls their Live It philosophy, which centers on service and genuine connection. That means handling escalated resident concerns with real care and holding your team accountable at the same time.
The office runs Monday through Friday, 9 to 6, and Saturdays 10 to 4, with one weekday off to keep the schedule at 40 hours. Some evenings and weekends come up for resident events or community needs.
Compensation includes a base salary plus monthly leasing and renewal commissions and quarterly performance bonuses. Benefits include medical, dental, and vision coverage, a 401k match, paid time off (including your birthday), paid parental and adoption leave, pet insurance, and company-paid life insurance.
One thing worth noting for anyone thinking about trajectory: Hawthorne has a formal Career Path Program designed to move Community Managers toward Regional Manager roles. The skills you build here, specifically reading a T-12, managing NOI at the property level, and developing a team that performs without constant oversight, are exactly what regional operations demand. If you're thinking two or three years out, this role builds the foundation directly.
