Community Assistant Manager - Terava Apartments
CloudTen ResidentialThe skills this role leans on hardest are ones that don't always get equal billing in a job posting: financial accuracy, delinquency follow-through, and the ability to hold a leasing floor and a bank reconciliation in the same week without dropping either. At Terava Apartments in Bend, CloudTen Residential is hiring a Community Assistant Manager who can actually do both sides of the job well.
The Financial Side Is Real Work
Rent collection, posting, deposits, reconciliations, payables processing, weekly and monthly reporting. This role carries genuine accounting responsibility, and candidates who've only touched leasing tasks will feel the gap quickly. You'll serve non-payment notices, track delinquency, and coordinate with the Community Manager on eviction proceedings when it gets to that point. Oregon landlord-tenant law governs the process, so knowing state-specific notice requirements before you walk in the door matters. Property management software fluency is expected. You're entering data and running reports from day one, not learning the system over a few months.
Leasing, Leadership, and Everything Else
Beyond the financial duties, you're covering the leasing function: responding to inquiries, touring prospects, maintaining accurate lease documentation, and keeping an eye on comps and market conditions to support pricing decisions. Resident retention is part of the scope too. Renewal conversations, community engagement, and making sure service requests get closed out within 24 to 48 hours all fall into your week.
The leadership component is real, even if you're not the top name on the org chart. You'll support the on-site team, help hold the property together when the Community Manager is out, and contribute to building a team that reflects CloudTen's standards. Inspections of common areas, units, and grounds are part of your regular rhythm, and move-in and move-out administration including unit inspections rounds out the operational picture.
What Carries Weight Here
Pay runs $25 to $27 per hour depending on experience, with leasing and renewal bonus opportunities tied to the property. CloudTen's portfolio is deliberately varied. Hotel-to-residential conversions, high-rise lease-ups, value-add repositioning. That kind of range means the company has seen enough different operational situations to develop people who haven't always worked in the same property type twice in a row.
Candidates who tend to do well in this kind of role combine two things that aren't always found together: they're genuinely organized on the administrative and financial side, and they're comfortable in front of a prospect or a frustrated resident without losing composure. Bend is a market with real demand drivers and an active rental population, so traffic tends to stay consistent. What separates strong assistants from average ones here is follow-through. The person who closes out the delinquency list, completes the inspection punch without being asked, and still hits leasing goals is the one who moves up.
