Assistant Property Manager

Assistant Community Manager roles at growing regional operators tend to offer something the big REITs rarely do: genuine exposure to every layer of how a property runs. At CloudTen Residential, that's the explicit intent. This position at Redfield Ridge in Reno is structured as a deliberate training ground, not a support role that keeps you circling the same tasks year after year.

What You'll Be Doing

The day-to-day splits fairly evenly across financial operations, leasing support, and team coverage. On the financial side, you'll handle rent collection and posting, prepare daily deposits, reconcile accounts, process payables, and maintain weekly and monthly reporting. Delinquency management is real here: you'll serve non-payment notices, track follow-ups, and coordinate eviction proceedings when it comes to that, all with guidance from the Community Manager. Accuracy in the property management software matters a lot at this level, since the reporting integrity flows directly from how transactions are entered.

Leasing responsibilities include responding to inquiries, conducting tours, and helping close prospects on available units. You'll assist with move-in and move-out administration, including apartment inspections on both ends, and help prepare security deposit dispositions in compliance with Nevada law. Fair Housing compliance runs through all of it.

When the Community Manager is out, you step into the lead role. That's written into the job, not a theoretical scenario. It means you need to be comfortable making operational calls and directing the on-site team before you formally hold the top title.

What CloudTen Is Looking For

  • At least two years of property management, leasing, or closely related experience
  • Working knowledge of landlord-tenant law and Fair Housing standards in Nevada
  • Proficiency in Microsoft Office and at least one property management platform
  • Strong written and verbal communication, plus the organizational discipline to manage competing priorities without dropping details
  • Basic accounting fluency: you don't need a finance background, but you do need to understand what you're looking at in a financial report

Compensation runs $22 to $24 per hour depending on experience, with leasing bonuses available on top of base pay. Benefits include medical, dental, and vision coverage, an FSA, company-paid life insurance, and paid time off.

Where This Role Leads

CloudTen operates a portfolio that spans hotel-to-residential conversions, high-rise lease-ups, and value-add repositioning projects across the West. That variety matters for your career. An ACM who learns the financial and operational side at a stabilized property has a clear path to a Community Manager seat, and in a portfolio with that kind of asset diversity, the CM roles themselves aren't uniform. The skills you build here: delinquency management, NOI-level reporting, team supervision, and leasing conversion, transfer cleanly to larger or more complex properties down the line.

Candidates who stand out in this type of role tend to be the ones who treat the financial reporting as seriously as the leasing side. A lot of people come up through leasing and are comfortable with traffic and conversions but under-prepared when it comes to reconciling accounts or reading a T-12. If you've already built both sides of that foundation, you'll move through this training track faster.
