Community Assistant Manager - Roving - Couch 9 & Novus
CloudTen ResidentialMultifamily portfolios that span multiple asset types and multiple sites create a specific operational challenge: properties need consistent, skilled management coverage even when staff is thin. The Roving Community Assistant Manager role exists to solve exactly that problem. At CloudTen Residential, this position covers two Portland-area communities, Couch 9 and Novus, moving between sites based on where support is needed most. If you're early in your property management career and want broad exposure fast, this kind of roving structure compresses years of single-site learning into a much shorter window.
What the Role Actually Covers
This is a full-cycle assistant manager position, just not anchored to one address. Day to day, you'll support each community's operations in three connected areas: administration, leasing, and financial oversight.
On the administrative side, you'll conduct unit and common area inspections, assist with move-in and move-out documentation, and help maintain both current and previous resident files. On the financial side, you'll collect rent, post daily deposits, distribute non-payment notices, track delinquency, and work within company accounting directives for weekly and monthly reporting. On the leasing side, you'll field prospect calls, tour apartments, secure deposits, update traffic logs daily, support renewals, and keep a current read on what competing properties are doing.
When the Community Manager is off-site, you step into full supervisory responsibility for whichever property you're assigned to. That means the role requires Fair Housing fluency and a professional baseline that holds up under scrutiny, not just support-level familiarity.
A valid driver's license is required. You'll be traveling between properties regularly, so this isn't a role where you park once and stay put.
- Property management software experience (required)
- Working knowledge of federal and state landlord-tenant and collections law
- Comfort with leasing conversations, closing commitments, and handling objections
- Ability to read and work within financial and operational reports
- Strong written and verbal communication across residents, prospects, and internal teams
- Valid driver's license
Skills This Role Builds
The skills this position requires and the skills it builds aren't identical. You need to arrive with basic software fluency, financial literacy, and enough leasing experience to run a tour and close a deposit. What you'll build here is something harder to teach from a single-site job: the ability to read a property's operational health quickly, adapt to a different team's rhythms, and identify what needs attention without being told. Roving roles train you to audit fast and act decisively, which is exactly the skill set that leads to a full Community Manager position.
CloudTen's Portland portfolio includes asset types that don't often sit together in one operator's hands, including hotel-to-residential conversions and high-rise lease-ups alongside value-add repositioning. Exposure to that range of deal types at the assistant manager level is genuinely uncommon and transfers well if you eventually move into a portfolio-level or regional role. The pay range for this position is $26.00 to $28.00 per hour, depending on experience.
