This role reports to the Community Manager and covers the full scope of on-site operations, from bookkeeping to renewal management to direct resident engagement.
What the Role Requires You to Bring
Two years of property management experience is the floor here, and that experience should be substantive. You'll need to manage collections procedures and keep bad debt below budget. That means understanding delinquency at a ledger level, not just flagging late payers. RealPage/OneSite experience is preferred, and if you've used it to run month-end reporting or track lease expirations, you're already operating at the pace this role expects.
The renewal function is a core responsibility. At a 350-unit community with a luxury price point, retention directly protects NOI. You'll need to proactively manage your MTM exposure and communicate renewal offers clearly and on time. Escalated resident concerns will land on your desk too, and the expectation is resolution, not referral. Social media management for the property's channels (blog, Facebook, and Twitter) is also part of the scope, so comfort with community-facing communication in written form matters.
- Minimum 2 years of on-site property management experience
- Strong working knowledge of collections procedures and delinquency management
- RealPage/OneSite familiarity preferred
- High school diploma required; college degree preferred
- Comfort leading site team members while staying focused on leasing and renewal goals
