Assistant Community Manager
AvanathWhat You'll Actually Do
The Assistant Community Manager at Avanath's Hollywood Hub property sits at the center of daily operations. Rent collection, delinquency follow-up, ledger reviews, and monthly projection reporting are core to the financial side of the job. You'll collect, post, and deposit rents and security deposits, track outstanding balances, and push through the proper steps when accounts fall behind. On the leasing side, you'll handle walk-in traffic, conduct tours, and support leasing consultants in converting prospects to residents.
When the Community Manager is out, you run the property. That means managing staff, handling resident concerns, inspecting make-ready units and vacancies, and keeping an eye on the overall condition of the community. This is also a compliance-heavy role. Avanath specializes in affordable workforce housing, so LIHTC tax credit compliance is central to how this property operates. You'll work closely with the Compliance department on file maintenance and make sure every lease-up and renewal meets program requirements. Fair Housing isn't a checkbox here; it's a daily operating standard you enforce and model for your team.
Resident retention is another real accountability. You'll organize appreciation events, respond to service requests, and act as a resource for residents who need help understanding anything that might affect their housing or their ability to pay rent on time. Eviction proceedings, when they happen, fall within your scope too. You'll follow proper notice timelines, document everything correctly, and represent the property in court if needed.

The Broader Picture
Affordable housing compliance adds a layer of complexity that you won't find at a conventional Class A property. LIHTC communities carry income certification requirements, annual recertifications, and regulatory oversight that demand real attention to detail on every resident file. Candidates who've only worked market-rate properties often underestimate this side of the job. If you already know your way around a tax credit file and understand how program rules interact with day-to-day leasing decisions, you'll move into this role with confidence. For someone coming from a compliance-strong background, this kind of assistant manager seat is a natural path toward a Community Manager role, particularly within a portfolio that's specifically built around affordable and workforce housing.
