Assistant Community Manager
Hawthorne Residential PartnersMonday morning at the Enclave at 38 Twenty Two might start with posting rent payments from the weekend drop box, pulling a delinquency report, and returning three voicemails from prospects who toured Saturday. By 10 AM, you're covering a tour. That rhythm, financial detail layered with leasing activity and resident interaction, defines what this role actually is.
What the Role Covers
Hawthorne Residential Partners operates this Greensboro community as part of a Southeast-rooted portfolio that ranks among the top 50 multifamily management companies nationally. The Assistant Community Manager works directly alongside the Community Manager and steps into the lead role when needed, keeping daily operations continuous rather than reactive.
The financial side of this position carries real weight. You'll oversee rent collection and payment posting, conduct ledger reviews to catch billing errors and misapplied payments, monitor delinquency weekly, and coordinate eviction procedures when collection efforts stall. You'll also assist with financial reporting for regional leadership, so comfort reading account-level detail matters here.
Leasing is the other major pillar. You'll handle prospect inquiries, conduct tours, guide applicants through the leasing process, and work to close renewals. Enclave at 38 Twenty Two sits in the northeast Greensboro submarket, where garden-style communities compete on price point and service quality. Retention work, including following up with residents approaching lease expiration and resolving concerns before they escalate, directly affects occupancy and NOI.
You'll also manage the community's social media presence, coordinating content around resident events and community activity. That's not a side task here. Lease-up and stabilized communities alike rely on organic online engagement to drive traffic.
Qualifications and Schedule
- High school diploma or GED required
- Two years of property management experience preferred
- Six months of prior assistant community manager experience preferred
- Valid driver's license required
- CALP designation is a plus
Office hours run Monday through Friday, 9 AM to 6 PM, and Saturday, 10 AM to 4 PM. One weekday off is provided each week to keep the schedule at 40 hours. Occasional evenings or weekend availability may be needed for resident events.
Compensation includes an hourly base rate plus monthly leasing and renewal commissions and quarterly performance bonuses. Hawthorne offers medical, dental, and vision plans, a 401(k) match, paid time off (including your birthday), pet insurance, paid parental and adoption leave, telehealth access, and company-paid life insurance. A structured career path program supports movement from this role into a Community Manager position, and Hawthorne's Learning and Development team actively supports that progression rather than treating it as a formality.
Candidates who tend to do well here combine financial fluency with genuine service instincts. Reading a ledger and de-escalating a frustrated resident in the same afternoon is a normal part of the job, and the people who handle both well are the ones who advance.
