Groundskeeper / Porter

Student housing communities run on turn cycles, occupancy pressure, and the kind of daily visible cleanliness that directly affects leasing traffic and resident retention. The person keeping hallways, common areas, and grounds in shape isn't background staff. They're the first thing a prospective resident notices on a tour.

Redstone Residential operates over 38,000 beds across 20 states, making them one of the larger third-party student housing operators in the country. This full-time Cleaner role is based at their Eugene, Oregon community and pays $23.00 per hour.

What the Work Actually Looks Like

The core of this job is keeping a student housing community clean and presentable, indoors and out. That means regular cleaning of hallways, common areas, the clubhouse, office, model unit, and parking garages. It means grounds work: picking up trash and debris, clearing animal waste, watering landscaping, and maintaining curb appeal day to day. In winter, keeping walkways clear of snow and ice is part of the job.

One piece that's specific to student housing: you'll conduct scheduled cleaning checks inside residents' apartments to confirm units are being maintained to the property's standards. That's a regular duty here, and it requires someone who can handle that interaction with residents professionally and without making it adversarial. Student housing populations cycle quickly and aren't always tidy. That's just the reality of the asset class.

You'll also assist with basic repairs and general maintenance tasks as needed. This isn't a deep technical role, but being willing to help where the team needs it matters.

Who Fits This Role

  • Prior janitorial or cleaning experience, ideally in a residential or commercial property setting
  • Comfortable working independently and managing a daily task list without close supervision
  • Physically able to lift 50+ pounds and stand for four to six hour shifts
  • A genuinely friendly, approachable demeanor, especially when conducting apartment checks

The candidate who does well here tends to take ownership of their section of the property rather than waiting to be directed. In student housing, conditions can change fast between Monday morning and Friday afternoon. Staying ahead of that requires a certain kind of self-motivation.

Benefits include health, vision, and dental insurance, 15 days of PTO, 10 paid holidays, paid parental leave, three paid service days, a 401(k) with up to 6% match, short-term disability, and a continued education program.
