On the financial side, you're building and managing annual business plans, reviewing T-12 performance, tracking NOI, and having real conversations with your Regional Manager and Regional VP about where the asset is and where it's headed. You're not just reporting numbers; you're expected to have a point of view on them. Monthly budget projections, occupancy strategy, and capex decisions all run through you.
On the people side, you're leading an onsite team of both office and maintenance staff. That means hiring, training, counseling, and motivating people who handle everything from make-readies and punch lists to lease renewals and traffic conversion. Keeping a luxury Class A community in market-ready condition requires a maintenance team that's on its game and a leasing team that knows how to close.
Vendor relationships matter here too. You'll bid, negotiate, and manage service contracts and one-time projects, which requires some comfort with the numbers behind those decisions, not just the relationship side.
RealPage, Knock, and OneSite experience is strongly preferred. If you've been running reports and managing delinquency out of OneSite for a few years, that's a real advantage.
The base salary range is $65,000 to $68,000, with monthly commissions and quarterly and annual bonus eligibility on top of that.
