Asset Living, one of the NMHC top 50 management firms and an IREM Accredited Management Organization, is hiring a Business Manager, Property Operations to support a regional portfolio out of Reno, Nevada. Founded in 1986, Asset Living operates across multifamily, affordable housing, build-to-rent, student housing, and single-family rental divisions. This is a third-party management environment, which means client expectations, jurisdictional compliance, and operational consistency across multiple sites are all live concerns every week.

What the Role Covers

Occupancy management is a core part of the work. You'll support retention strategies and renewal workflows, handle resident escalations, and oversee tenant-based voucher administration and its associated compliance requirements. On the maintenance side, you'll monitor service quality, track work order completion, and partner with site teams on preventive maintenance schedules to keep resident satisfaction from eroding.

The financial piece carries real weight here. You'll own delinquency oversight and rent recovery workflows, ensure move-out charges and timelines meet jurisdictional requirements, track capex against approved budgets, and manage the full invoice cycle from PO matching through vendor payment coordination with Accounts Payable. Compliance runs through every function: federal, state, and local regulations, internal Asset Living standards, lease enforcement, evictions, and coordination with outside counsel when disputes escalate.

You'll work closely with Regional Portfolio Managers, Community Managers, and leasing teams to drive KPIs across the assigned portfolio. That means pulling operational and financial data, identifying trends before they become problems, and keeping execution consistent across properties that may differ in asset class or regulatory environment.

What You Bring

  • Minimum three years of multifamily property management, operations, or asset management experience
  • Proficiency in Yardi, RealPage, MRI, or a comparable property management platform
  • Working knowledge of Microsoft Office and Google Workspace
  • Demonstrated understanding of leasing operations, financial controls, and regulatory compliance
  • Strong written and verbal communication skills; bilingual Spanish/English preferred
  • High school diploma required; bachelor's degree in business, real estate, or a related field preferred
  • Must reside in Reno, Nevada; approximately 10% travel for property visits and internal meetings
