What This Role Does
Asset Living, a third-party management firm ranked in the NMHC top 50, is hiring a Business Manager for Property Operations to support a regional portfolio in the Reno and Sparks markets. This is an operational and financial oversight position that sits between site-level teams and regional leadership. You're not running a single property. You're watching metrics across multiple sites and stepping in where execution gaps appear.
Day to day, the work covers a lot of ground. On the financial side, you track delinquency and collections, oversee invoice processing and PO-to-invoice matching, and monitor capex against approved budgets. On the compliance side, you coordinate lease enforcement, eviction workflows, and regulatory requirements at the federal, state, and local level. If tenant-based voucher programs are part of the portfolio, you handle the administration and compliance that comes with them.
Maintenance oversight is part of it too. You work with site teams to make sure work orders are moving, preventive maintenance is tracked, and resident satisfaction doesn't quietly erode while everyone's focused elsewhere. Retention workflows, renewal tracking, and escalation handling also land on this desk.
The role is hybrid with an estimated 5% travel for site visits and internal meetings.
What You'll Need
- Minimum three years in multifamily property management, operations, or asset management
- Hands-on experience with Yardi, RealPage, MRI, or a comparable property management platform
- Solid understanding of financial management, leasing operations, and regulatory compliance
- Comfort working across Microsoft Office and Google Workspace
- Strong written and verbal communication; bilingual Spanish/English is preferred
- High school diploma required; a bachelor's degree in Business Administration, Real Estate, or a related field is preferred
