The Business Manager role at Preserve at Henderson Beach puts you at the center of all of it: financials, people, physical asset, and culture. That's a lot of plates to keep spinning, and that's exactly why this role builds the kind of operator that regional and VP-level leadership is made of.

Olympus Property, a three-time National Apartment Association Top Employer (2023, 2024, and 2025), is looking for a proven multifamily property manager to lead this community. The title says Business Manager, but the scope is full asset leadership. You'll own the financial performance, which means tracking NOI, managing occupancy and delinquency, building annual business plans, and running budget projections in close collaboration with your Regional Manager and Regional VP. You'll also lead the on-site team, covering both office and maintenance staff, with real responsibility for training, counseling, and performance development.

On any given day, you might be reviewing a T-12 in the morning, walking a make-ready punch list before noon, negotiating a vendor contract after lunch, and hosting a resident event in the evening. That variety is genuinely what this role demands. Olympus is transparent about the expectation for schedule flexibility, including after-hours coverage for events and emergencies, which is honest and worth factoring in.

  • Full-time availability Monday through Friday, with flexibility for after-hours resident events and emergencies

The compensation structure includes monthly commissions alongside quarterly and annual bonuses, which means your financial upside is tied directly to how the asset performs.
