You'll own the day-to-day and month-to-month performance of the property. That means building and managing budgets, tracking occupancy and delinquency, and reviewing financials with your Regional Manager and Regional VP on a regular cadence. Annual business plans and budget forecasts are part of your scope, not delegated down.
On the team side, you're managing both office staff and maintenance. That includes training, coaching, and holding people accountable. You'll direct leasing and renewal programs to keep occupancy where it needs to be, and you'll work alongside your team on marketing strategy and execution. Vendor contracts and one-time projects also run through you: bidding, negotiating, managing.
Property condition is yours to own. Regular inspections, market-ready units, amenity upkeep. You'll tour the community with clients, vendors, and staff when needed. The schedule is Monday through Friday with hours that flex between 8 AM and 6 PM, plus availability for after-hours resident events and the occasional emergency.
The candidates who stand out here tend to be operators first. Strong leasing instincts matter, but Olympus is asking this person to run a business unit. Base pay runs $85,000 to $90,000 depending on experience and location. The role is also eligible for monthly commissions and quarterly and annual bonuses.
