Property Manager

Running a multifamily asset well takes more than keeping occupancy up. It takes someone who can read a budget, lead a team, build resident trust, and still show up to a community event on a Friday evening without losing steam. That's the job Olympus Property is hiring for at Olympus at Memorial in Houston.

What the Role Actually Covers

As Business Manager, you're the operator of record for this community. The financial side is real and regular: you'll own budget forecasts, monitor NOI, track delinquency, review monthly performance against projections, and sit down with your Regional Manager and Regional VP to talk strategy when the numbers need attention. You'll also bid and negotiate vendor contracts, inspect units and common areas for market-ready condition, and keep the property performing at a Class A standard.

The people side carries just as much weight. You'll directly oversee both the office team and the maintenance crew, which means hiring, training, counseling, and motivating people who often have very different day-to-day realities. Leasing, renewals, resident retention programs, marketing execution, and vendor relationships all run through you. This is a coordinating role as much as it's a managing one.

Schedule is Monday through Friday with hours that shift between 8 a.m. and 6 p.m. depending on what the day needs. After-hours resident events and the occasional emergency come with the territory.

Who Fits Here

  • At least two years of experience as a property manager in multifamily, with Class A luxury experience strongly preferred
  • Comfort with RealPage, Knock, or Onesite platforms
  • Demonstrated ability to build and manage to a budget, not just report against one
  • A track record of developing people, not just directing them

What separates strong candidates at this level isn't just experience with the tools or the paperwork. It's the ability to hold the team together when occupancy dips, a vendor disappoints, or a resident complaint escalates. The managers who thrive in roles like this tend to be steady communicators who don't lose their composure when multiple things need attention at once.

The Olympus Piece

Olympus Property has earned a spot on the National Apartment Association's Top Employer list three consecutive years (2023, 2024, 2025), which reflects something real about how the company treats the people doing the work. The culture language in their materials is consistent with what they actually offer: leadership conferences, sabbatical eligibility, a career pathing program, and genuine investment in internal growth. Compensation for this role starts between $70,000 and $80,000 annually, with monthly commissions and quarterly bonuses on top of that. Benefits include medical, dental, vision, 401(k) with employer matching, tuition reimbursement, and an apartment rental allowance.

If you want a role where the relationships you build with your team and your residents actually matter to the company above you, this one's worth a close look.
