Capital Crest at Godley Station is a Class A multifamily community in Savannah, GA, and Olympus Property is hiring a Business Manager to run it. This is a full property management role: financials, team leadership, leasing performance, vendor contracts, and physical asset condition all report through you.
The financial side is real work here. You'll build annual budgets, track monthly performance against projections, and meet regularly with your Regional Manager and Regional VP to discuss strategy. That means reading your own numbers, not just forwarding reports. Occupancy, delinquency, NOI trends, and expenditure variances all fall under your purview.
On the team side, you'll manage both office and maintenance staff. Training, counseling, performance direction. You'll keep leasing and renewal programs running to hold occupancy, and you'll make sure the office team can execute sales and marketing strategies, not just follow scripts.
Vendor management is part of the job too. You'll bid, negotiate, and manage service contracts as well as one-time projects. Regular property inspections keep buildings, units, and amenity spaces in market-ready condition.
Strong candidates will already know how to read a T-12, spot a budget variance worth escalating, and have a track record of holding occupancy through a renewal program.
