Property Manager

Lease-up property management is a different job than stabilized asset management. You're building occupancy from zero, setting the tone for a new community, and handling the operational chaos that comes with a brand-new building. Village Green is hiring a Property Manager to do exactly that at a new construction property in Wentzville, MO.

What the Role Covers

You'll run the full operation: leasing, marketing, maintenance coordination, resident relations, and financials. During lease-up, that means heavy traffic management, pushing conversion, and keeping the team focused on velocity without letting service quality slip. Once the property stabilizes, the job shifts toward NOI performance, collections, and tightening operations.

Day-to-day, you're supervising both office and maintenance staff, managing reporting up to an Area Director, and staying on top of accounting and delinquency. Village Green expects their managers to own their numbers and hit budget objectives, not just pass along reports.

The compensation reflects the scope. Base pay is $65,000, with a quarterly bonus program and lease-up commissions on top of that. For a manager who can drive occupancy quickly, the commission structure makes this materially more than a standard PM salary.

What You Need to Bring

  • At least 2 years of multi-family property management experience, including supervising a team
  • Background managing luxury apartment communities
  • Strong financial and analytical skills, including budget accountability
  • Creative marketing ability and comfort with social media
  • Proficiency in Microsoft Office Suite
  • Flexibility to work evenings, weekends, and holidays as the lease-up demands
  • A bachelor's degree, or equivalent experience in lieu of one

The candidates who perform well in lease-up roles are the ones who can hold structure when everything around them is still being figured out. Construction punch lists, systems not fully set up, vendors still onboarding. If you've managed a lease-up before, you know this. If you haven't, this probably isn't the right entry point.

The Company Behind the Role

Village Green has been in property management for roughly 100 years. That kind of tenure means established systems, training, and institutional knowledge that newer operators often lack. For a manager stepping into a high-pressure lease-up, working under a company with deep operational infrastructure is a real advantage.

Benefits include medical, dental, vision, and a 401(k) with employer match. Pre-employment drug screening and background checks are required. Village Green participates in E-Verify.
