Assistant Property Manager
Bigos ManagementSkills This Role Puts to Work Every Day
The Assistant Property Manager role at Bigos Management's Cosmopolitan property in Saint Paul pulls from a specific combination of skills that don't often get talked about together: financial discipline, people judgment, and operational follow-through. You're handling delinquency notices and collections, coordinating turn schedules with vendors, reviewing and coding invoices, and running move-in and move-out inspections. At the same time, you're fielding prospect calls, closing leases, and earning commissions and renewal bonuses on top of your base hourly rate ($21.00 to $25.00/hr depending on experience). That blend of leasing and financial operations is exactly what builds a strong PM career foundation.
Yardi experience is preferred here, and if you've used it in a leasing or admin capacity, you'll find it central to the day-to-day. Qualifying applicants, reviewing credit and rental history, processing paperwork accurately, and making sure the ledger reflects what's actually happening on the property are all routine parts of this job. The detail work matters, and so does your ability to handle sensitive information without cutting corners.
What the Day-to-Day Actually Looks Like
The Cosmopolitan is a 258-unit community, which gives this role real operational weight without being so large that you're lost in the shuffle. A typical week includes fielding leasing inquiries and following up with undecided prospects, coordinating vendors for unit turns, completing maintenance work orders, supporting resident events, and stepping in on resident concerns when the Property Manager is out. Market research is part of the mix too: pulling competitive rental data from public sources to help inform pricing and positioning decisions.
The Monday through Friday, 8:30 to 5:00 schedule is a genuine advantage compared to many site roles that blur into evenings and weekends. That structure suits someone who works well within defined hours and makes those hours count.
Where This Role Leads
Assistant Property Manager experience at a well-run, multi-property company like Bigos (a Star Tribune Top Workplace for the 12th time) tends to develop skills that transfer directly into a Property Manager seat. You'll leave this role with hands-on exposure to collections, compliance, vendor coordination, leasing conversion, and basic financial review. Those are exactly the competencies a hiring committee looks for when promoting or hiring a PM.
What separates strong candidates from average ones in this specific role is the ability to stay organized across multiple open threads simultaneously. Turns, delinquencies, lease paperwork, resident concerns, and vendor follow-up don't wait for each other. People who thrive here treat the administrative side with the same seriousness they bring to resident-facing work, because one directly affects the other.
