Assistant Property Manager

Assistant Community Manager roles at apartment communities cover a wide range of daily work: leasing, resident relations, collections, and stepping in for the property manager when needed. At Hawthorne at the Meadows in Kernersville, NC, this position sits at the intersection of all four.

What the Job Actually Covers

On the leasing side, you'll conduct tours, respond to leads, qualify prospects, and guide them through the application process. You'll also handle renewals and make sure lease documents are accurate and completed on time. Occupancy and retention both fall within your scope, so strong follow-through matters from first contact to signed lease.

The financial side of this role carries real weight. You'll post payments, scan checks, monitor delinquencies, make weekly follow-up calls, and coordinate eviction procedures when necessary. Regular ledger reviews are part of the routine to catch billing errors and keep accounts clean. You'll assist with reporting that goes up to the Community Manager and regional leadership.

When the Community Manager is out, you run the site. That means keeping the team on task, handling resident concerns, and maintaining normal operations without someone above you to escalate to.

  • Two years of property management experience preferred
  • Six months in an assistant community manager role is a plus
  • Valid driver's license required
  • CALP certification is a bonus, not a requirement
  • High school diploma or GED equivalent

Schedule is Monday through Friday, 9 AM to 6 PM, with Saturdays from 10 AM to 4 PM. One weekday off each week keeps the total at 40 hours. Some evening or weekend availability may come up for resident events.

What Separates Strong Candidates Here

The delinquency and collections work is where a lot of ACMs struggle. Weekly follow-up calls and eviction coordination require consistency and a level of firmness that some leasing-heavy candidates aren't comfortable with. If you can hold the line on collections while still treating residents with professionalism, that combination is hard to find and genuinely valuable at a site like this.

Comfort reading financial reports also matters. This isn't a pure leasing support role. Understanding where the property stands financially, catching ledger discrepancies, and contributing to reporting all require some financial literacy. Candidates who've only worked the leasing desk may need time to develop that side.

Where This Role Can Go

Hawthorne offers a structured career path program with a clear ACM-to-Community Manager track. That's worth taking seriously. The skills built here, specifically collections discipline, financial reporting, and site operations coverage, translate directly to what a Community Manager handles daily. Compensation includes hourly pay plus monthly leasing and renewal commissions, quarterly performance bonuses, and a full benefits package that includes dental, medical, vision, 401k match, paid leave, and pet insurance.

Hawthorne Residential Partners ranks among the top 50 multifamily management companies in the country, with a strong footprint in the Southeast. For someone who wants to grow within a structured organization rather than piece together a career across scattered employers, this is a reasonable place to plant roots.
