Assistant Property Manager

It's a Saturday morning at The Ellington at Kirby, and a prospective resident walks in during your punch list review of the model. You shift gears, pull up availability in OneSite, and turn a casual walk-through into a signed lease by noon. That kind of flexibility defines this role.

Makowsky Ringel Greenberg is a well-established name in Memphis property management, and The Ellington at Kirby is the kind of community where the assistant manager genuinely runs the day-to-day. MRG operates with a hands-on, third-party management approach, which means the team at each property carries real operational weight rather than waiting on distant corporate approvals.

What the Role Covers

This is a full-cycle leasing and operations position. You'll handle incoming traffic, work prospects through the leasing process, and collect and post rental payments. Daily inspections of the model, common areas, and amenities are part of your routine, and you'll assist with vacant unit inspections to keep make-ready status current. Resident service requests and maintenance coordination fall under your scope as well. When the property manager is out, you step into that seat. Saturday availability is a firm requirement, not a flex arrangement.

What MRG Is Looking For

  • One to two years of residential leasing or property management experience
  • Working knowledge of OneSite or Yardi (OneSite preferred)
  • Ability to walk the property and manage stairs as part of daily inspections
  • Weekend availability
  • Valid driver's license, reliable transportation, and proof of insurance
  • High school diploma or equivalent
  • Must clear credit, background, and drug screening

Compensation includes a competitive base salary, a performance bonus program, and a full benefits package: medical, dental, vision, short- and long-term disability, company-paid life insurance, additional group-rate insurance options, apartment discounts, paid holidays, PTO, and a 401(k) with profit-sharing.

One thing worth noting about this role specifically: the Memphis market has seen steady rent growth in the mid-South corridor, and Kirby is one of the stronger submarkets in the city. Candidates who understand how to maintain occupancy and manage delinquency in a competitive environment, rather than relying on a lease-up pipeline to carry numbers, will do well here. Strong candidates bring more than leasing ability. They track their traffic accurately, follow up consistently, and stay current on their comp set. That discipline is what separates an assistant who grows into a property manager from one who stays in the support seat.
