It's a Tuesday morning at Enclave at 38 Twenty Two, and before the leasing office opens at nine, you're already pulling a delinquency report, flagging accounts that need follow-up calls before the week slips away. By noon, you've walked two prospects through available floor plans, posted a rent payment, and helped a resident work through a renewal question. The pace is real, and so is the variety.

What the Role Actually Covers

Hawthorne Residential Partners operates this Greensboro community as part of a portfolio rooted in the Southeast, and the Assistant Community Manager sits at the center of daily operations. You'll support leasing from lead response through signed lease, conduct tours, and make sure applications and renewals are processed accurately and on time. Occupancy goals matter here, and so does retention. Keeping residents happy enough to renew is just as important as bringing in new traffic.

On the financial side, you'll handle rent collection, payment posting, and ledger reviews. Delinquency management is a real part of the job: weekly follow-up calls, coordination with the Community Manager on escalated accounts, and staying on top of eviction procedures when it comes to that. You'll also assist with financial reporting for regional leadership, so comfort reading a basic financial summary is genuinely useful.

When the Community Manager is out, you step into the lead role. That means keeping the team focused, handling resident concerns, and maintaining the operational rhythm without someone above you in the building. It's a meaningful responsibility that separates this position from a pure leasing role.

What Hawthorne Is Looking For

  • High school diploma or GED required
  • Two years of property management experience preferred
  • Six months of prior assistant community manager experience preferred
  • Valid driver's license required
  • CALP designation is a plus

The schedule runs Monday through Friday, 9 AM to 6 PM, and Saturdays from 10 AM to 4 PM, with one weekday off to keep the week at 40 hours. Some evening and weekend availability may come up for resident events.

Compensation includes an hourly base plus monthly leasing and renewal commissions and quarterly performance bonuses.
