Assistant Property Manager

A tenant emails at 8:47 a.m. about an HVAC issue in their suite. By 9:15, you've logged the work order in the CMMS, coordinated with the building engineer, and drafted a response that keeps the relationship intact. That's a routine Tuesday in this role.

What This Role Covers

Lincoln Property Company is hiring an Assistant Property Manager in Los Angeles to support day-to-day operations across commercial, industrial, or retail assets. The scope is genuinely broad. You'll help the Property Manager keep tenants responsive and satisfied, process vendor invoices against management agreement terms and authorization limits, and contribute to monthly reporting packages and budget deliverables on the client's schedule. CAM and operating expense reconciliations are part of your workload, handled in coordination with the accounting team rather than in isolation.

Lease administration is a real part of this position: setting up new leases in the system, processing amendments, and keeping reporting current. You'll also coordinate tenant move-ins and move-outs, join property walk-throughs with tenants and tenant improvement teams, and assist with vendor bidding and procurement. Emergency preparedness planning and drills are included. This is a fully in-office role with regular property visits, so you're physically present and accountable to the assets you manage.

The salary range is $75,000 to $80,000 annually, with a benefits package that includes medical, dental, and vision insurance, a 401(k), life insurance, long-term disability, and paid time off.

What You Bring vs. What You'll Build

This role requires a few things on day one:

  • 1 to 2 years of related experience, with a bachelor's degree preferred (experience combinations considered)
  • Intermediate to advanced proficiency with Microsoft Office Suite
  • Familiarity with accounts payable and CMMS platforms
  • Working knowledge of financial terms, including the ability to calculate percentages, discounts, and conduct basic financial analysis
  • Strong written and verbal communication skills, particularly the ability to handle tenant and vendor relationships with a constructive tone
  • Commercial real estate experience (office, retail, or industrial) is preferred but not required

What the role builds is equally worth naming. Operating expense reconciliations are one of the more technically demanding skills in commercial property management, and working through them regularly here develops fluency that transfers directly to senior property management positions. You'll also develop the ability to manage direct reports, because this role includes supervising and directing team members, which is meaningful experience at the assistant level. Lincoln's size means exposure to institutional client reporting standards and asset types that many smaller firms can't offer.

Strong candidates tend to combine organizational discipline with genuine communication skill. CAM reconciliations and lease administration require precision. Tenant relations require a different kind of intelligence. The people who grow quickly here are the ones who treat both as equally important parts of the craft.
