Assistant Property Manager

It's Tuesday morning and a resident stops by the office with a late rent concern while the phone rings about a maintenance request and a prospective tenant waits near the leasing counter. That kind of overlap is the normal operating rhythm at a 120-unit affordable community, and it's exactly the environment this role is built for.

Investment Property Group, headquartered in Park City, Utah, owns and operates more than 150 properties across 13 states, spanning multifamily, manufactured home, and RV communities. This Assistant Community Manager position supports Antelope Valley Apartments in Lancaster, California, a tax credit and project-based Section 8 community where compliance isn't optional and resident relationships carry real weight. The schedule runs Monday through Friday, 8am to 5pm, with hourly compensation ranging from $24.00 to $28.00 depending on experience and qualifications.

What This Role Actually Involves

You'll work directly alongside the Community Manager to keep daily operations moving. Rent collection, delinquency follow-up, and ledger accuracy are core functions, as is coordinating any necessary eviction proceedings. On the leasing side, you'll assist with new move-in applications, renewals, and waitlist management, all of which carry heightened compliance requirements in a tax credit environment where income certifications and regulatory documentation have to be handled precisely.

Daily property walks keep you connected to the physical condition of the community. Common area inspections, unit inspections, and documented punch lists are part of the routine. Resident concerns get addressed directly and professionally, and you'll also participate in regulatory meetings or agency inspections as needed.

What You'll Bring and What You'll Build

The role requires at least one year of assistant manager experience at a multifamily community of 100 units or more. Strong delinquency management skills, conflict resolution experience, and comfort handling administrative detail are all necessary from day one. Spanish fluency is preferred given the Lancaster market and the community's resident demographic, though it's listed as a bonus rather than a hard requirement.

  • Demonstrated experience with rent collection and delinquency workflows
  • Solid written and verbal communication skills across residents, vendors, and local agencies
  • Organizational ability to manage competing priorities without things slipping
  • Valid driver's license
  • A straightforward, professional approach to difficult conversations

What this role builds is equally worth naming. Affordable housing operations develop a compliance fluency that transfers directly to tax credit specialist roles, regional compliance positions, or community manager seats at affordable or mixed-income properties. Candidates who learn to manage a waitlist, coordinate with housing authorities, and maintain accurate resident files in a regulated environment develop skills that are genuinely scarce and increasingly valued as affordable housing inventory grows. If you're a strong assistant manager looking for a path toward a full community manager role, the affordable housing side of the industry offers clear progression for people who take the compliance piece seriously.
