Assistant Property Manager

Where You'll Be Working

Midtown Place Apartments in Memphis sits in one of the city's most active residential corridors, a neighborhood with genuine walkability and consistent rental demand. For an assistant property manager, that kind of location means steady traffic, a mix of resident profiles, and the opportunity to develop your leasing and operations skills on a property that stays busy year-round. Makowsky Ringel Greenberg is a well-established regional operator, and this role reflects their preference for hiring people who already understand how residential communities function.

What the Role Covers

This is a full-cycle leasing and operations position. On the leasing side, you'll handle all stages of the apartment rental process, from initial contact through closing. You'll track daily traffic, which matters more than it sounds. Consistent traffic logging feeds into occupancy projections and tells the property manager how the property is performing against its leasing goals.

On the operations side, you'll collect and record rental payments, process service requests from residents, and conduct daily inspections of the model unit, common areas, and amenities. You'll also assist with vacant apartment inspections, which ties directly into the make-ready cycle. Knowing what a unit needs before a turn gets started saves time, cuts costs, and keeps move-in dates realistic.

When the property manager is unavailable, you step into that role. That's standard for this position level, but it means you need to be comfortable making decisions, not just executing tasks.

Saturday availability is required. That's part of the job and worth knowing before you apply.

Skills This Role Requires vs. Skills It Builds

You'll need one to two years of residential leasing or management experience coming in. Familiarity with property management software is also expected. OneSite and Yardi are the preferred platforms here, so experience with either one will reduce your ramp-up time. You'll also need reliable transportation, a valid driver's license, and proof of insurance, along with the physical ability to walk the property and climb stairs during inspections.

What this role develops is your operational range. Leasing professionals who take on assistant manager responsibilities build fluency in the administrative and financial side of property management: payment processing, delinquency tracking, maintenance coordination, and daily reporting. These are the skills that distinguish a strong leasing consultant from someone ready to manage a property independently. If you're looking to move toward a property manager role in the next few years, this kind of position is where that transition happens.

  • 1 to 2 years of residential leasing or property management experience
  • Proficiency with OneSite or Yardi preferred
  • Weekend availability, including Saturdays
  • Ability to walk the property and navigate stairs
  • High school diploma or equivalent
  • Valid driver's license, reliable transportation, and proof of insurance
  • Must clear credit, background, and drug screening
