Assistant Property Manager

The Republic at Lubbock is a student housing community, and this Assistant Property Manager role sits right at the center of its day-to-day operation. You'll work alongside the General Manager to keep the property running on all fronts: leasing, resident accounts, facilities, staff, and financials. When the GM is out, you run the show.

The work is concrete and varied. On a given day you might be auditing accounts receivable, walking vacant units to prep a punch list before turn season, handling an escalated resident complaint, and then pulling weekly market surveys to see where your concessions stand against competitors. Student housing moves fast, and the annual turn cycle is its own event. You'll help plan and execute it, which means coordinating room assignments, move-ins, and move-outs across a large volume of beds in a compressed window. If you've done a student housing turn before, you know what that takes. If you haven't, be ready to learn quickly.

On the financial side, you'll keep delinquency under 2% at month end, post damage charges from quarterly inspections, assist with month-end reporting, and make sure utility billing is accurate. Entrata experience is a plus here since that's the preferred platform. You'll also help enforce late fees and NSF policies and process final billing or refunds at move-out.

Staff development is part of the job too. You'll coach team members, help with hiring, and make sure everyone is trained on Fair Housing and company policies. You'll also manage the on-call schedule, which means you'll occasionally field after-hours situations yourself.

What the role requires

  • At least one year of experience in property management or a residential living community
  • Comfort with property management software, Entrata preferred
  • Strong written and verbal communication skills
  • Close attention to detail, especially with accounts and compliance
  • Ability to step into the GM role when needed
  • Flexibility for non-standard hours during peak periods and emergencies

One thing worth knowing about student housing specifically: the resident base turns over almost entirely every 12 months. That keeps leasing and renewal activity constant and means your customer experience work never really stops. Strong candidates in this type of role tend to be organized under pressure and genuinely good at shifting between administrative work and direct resident interaction without losing focus on either. If you've managed delinquency and handled lease-up traffic simultaneously, that background translates well here.

This role is on-site at The Republic at Lubbock. Scion is one of the larger operators in the student housing space, so there's real room to grow into a General Manager position from here.
