This is an Assistant Community Manager role at Lark Bloomington, a student housing community in Bloomington, Indiana. You'll manage accounts receivable, keep delinquency under 2% at month end, enforce late fee and NSF policies, reconcile month-end reports, and handle move-out damage billing. On the leasing and sales side, you're doing weekly market surveys, managing concessions within budget, tracking KPIs, and directing the team toward occupancy and revenue goals.
Student housing has its own rhythm. The annual turn is the defining operational event of the year, and this role carries real responsibility in planning and executing it. If you've done a turn at a conventional apartment community, student housing turn will feel familiar but compressed and higher volume. Hundreds of bed spaces turning in a tight window. You'll also walk vacants monthly, inspect grounds and amenities regularly, and coordinate work orders with staff and vendors.
Staff leadership is part of the job, not a footnote. You'll coach team members, help with hiring, and make sure everyone on site is trained on Fair Housing, safety protocols, and company policies. You'll also manage the on-call schedule, which means after-hours coverage is part of the deal during peak periods.
Student housing operates on a different calendar than conventional multifamily. Leasing cycles, renewals, and turn windows are tied to the academic year, which means the urgency and workload are highly seasonal. Bloomington is home to Indiana University, so this community serves a college-aged population with expectations around community programming, responsive service, and a living experience that feels intentional.
