Assistant Property Manager

The Role at a Glance

Assistant Manager positions at mid-size apartment operators tend to sit at the intersection of leasing production, financial accountability, and resident relations. At Olympus Property's Tessera community in Phoenix, that description holds, but the scope leans heavier on the financial and operational side than a typical cross-trained leasing role would. You're owning rent collection, deposits, final account statements, and move-out condition assessments while also staying current on submarket dynamics that could affect occupancy or income. That combination of ledger discipline and market awareness is what separates this from a leasing-first role.

What the Day-to-Day Looks Like

A typical week involves auditing resident files for accuracy and security, ensuring all payments are deposited before bank close each day, and reviewing make-ready apartments before move-in to confirm they meet standards. You'll handle resident concerns as they surface, often in real-time conversations at the front desk, and step in on the leasing floor when traffic requires it. When the Property Manager is out, you step into that seat entirely. Monitoring delinquency, coordinating with the team on retention events, and flagging liability issues or legal complaints to the appropriate regional and corporate contacts round out the core responsibilities.

Olympus uses RealPage and Knock (Onesite), so prior familiarity with those platforms is a meaningful advantage coming in. The schedule is Monday through Friday, 9 to 6, with flexibility for resident events and first-weekend-of-the-month coverage.

Where This Role Takes You

For someone building toward a Property Manager seat, this position offers exactly the right reps. You're handling cash management, delinquency oversight, move-out accounting, and submarket analysis. Those are the competencies that regional managers look for when they're evaluating whether an Assistant Manager is ready to take on a property independently. At a company like Olympus, which has earned recognition as a top employer from the National Apartment Association three consecutive years (2023, 2024, 2025), the internal career pathing isn't just a benefit line item. It reflects an organization that has enough depth to move people up when they're ready.

Strong candidates here will already have onsite apartment experience as an Assistant Manager or a well-cross-trained leasing consultant. The edge goes to people who are genuinely comfortable with financial processes, can hold a conversation with a frustrated resident without escalating the situation, and bring enough market curiosity to track what's happening with new construction and competing properties in the Phoenix submarket. Phoenix has been one of the more dynamic multifamily markets over the past few years, with significant new supply, which means submarket awareness isn't optional here. Understanding how concessions and occupancy trends in nearby lease-ups might affect your property's pricing is a real part of doing this job well.
