Assistant Community Manager - Affordable Housing

Affordable housing compliance doesn't run itself. At a HUD-regulated property in Boaz, Alabama, the Assistant Community Manager keeps the daily operation moving while staying on the right side of federal requirements. Fairstead runs an integrated platform across 30,000+ units in 28 states, and this position is the engine-level work that keeps a single property performing inside that larger system.
Day to day, you'll work alongside the Property Manager on everything from rent collection and Yardi posting to recertification reviews and lease violations. Residents bring questions, complaints, and service requests. You respond fast, document accurately, and follow through. That rhythm is the job.
Core Responsibilities
- Support compliance with the HUD 4350.3 Handbook and assist in preparing for REAC inspections, Management and Occupancy Reviews (MOR), LIHTC reviews, and investor site visits
- Conduct annual and interim recertification reviews; execute intervention plans for residents who fall out of lease or compliance requirements
- Track arrears regularly, follow up with residents per company policy, and work with in-house legal on rent payment status
- Oversee daily rent collection, posting, and deposits; create purchase orders in Yardi
- Manage the lease renewal program to maintain target retention rates
- Document lease violations and coordinate the eviction process where required
- Coordinate with maintenance staff on service request completion; alert staff to move-ins, move-outs, and emergencies
- Handle phones, emails, and messages promptly within the same business day
What You Bring
Fairstead requires at least two years of experience in affordable housing leasing or property management. Familiarity with EIV, Yardi, and RealPage is expected from the start. Strong written and verbal communication matter here because resident-facing work and internal documentation both demand clarity.
The candidates who do well in this role understand recertification timelines and don't let them slip. Affordable housing compliance has hard deadlines tied to federal oversight, and the gap between a good candidate and a great one is usually how well they manage those cycles without constant reminders from a supervisor. Experience preparing for a MOR or a REAC review is a real advantage.
