Assistant Property Manager

Riata is an Olympus Property community in Austin, and they're looking for an Assistant Manager who can hold down the financial side of the office and still step onto the leasing floor when volume demands it.

The core of this job is financial accuracy and collections. You'll post rent, make daily deposits before bank close, track delinquency, and process move-out account statements. When someone has a liability claim or legal complaint, you document it and escalate it to the right people immediately. You're also the one keeping resident files clean, confidential, and current.

Resident relations run through this role too. Complaints come to you first. You respond promptly, handle what you can, and route what you can't. You'll inspect make-ready apartments before move-ins, support the leasing team with showings when needed, and fill in for the Property Manager during absences. The job spans office operations, people management, and direct resident contact, often within the same afternoon.

Austin's rental market moves fast, and Olympus expects you to track it. That means staying current on nearby construction, hiring trends, and submarket shifts that could affect occupancy or income. This kind of market awareness directly informs how you approach concessions, renewal conversations, and retention.

What you'll need

  • Prior onsite experience as an Assistant Manager or a cross-trained Leasing Consultant
  • Familiarity with RealPage, Knock, or Onesite (strongly preferred)
  • Availability Monday through Friday, 9 AM to 6 PM, with flexibility for resident events and the first weekend of each month
  • Comfort managing financial records and resident accounts with accuracy and discretion

Pay runs $22 to $24 per hour depending on experience, plus monthly renewal incentives and quarterly bonuses. Benefits include medical, dental, vision, 401(k) with employer matching, tuition reimbursement, pet insurance, an apartment rental allowance, and a sabbatical program. Olympus has earned recognition as a National Apartment Association Top Employer three consecutive years, which says something about how they treat the people doing this work.

The candidates who tend to do well here bring genuine attention to financial detail, handle difficult resident conversations without rattling easily, and treat the leasing floor as part of their job rather than someone else's. If you're already thinking about a path toward Property Manager, this role puts you in direct proximity to every decision that gets made on-site.
