Assistant Community Manager
Hawthorne Residential PartnersA prospect calls at 5:45 PM, fifteen minutes before closing, interested in a two-bedroom. You pull up availability, schedule a tour for tomorrow, and follow up with a lead card before you leave. That's a normal Tuesday at Hawthorne Northwest.
The Role
Hawthorne Residential Partners ranks among the 50 largest multifamily management companies in the country, with a portfolio rooted in the Southeast. The Assistant Community Manager at their Greensboro property on Brigham Road carries real operational weight. This position spans leasing, resident relations, and financial administration, with the expectation that you can step into the Community Manager's seat when needed and keep things moving without missing a beat.
On the leasing side, you'll conduct tours, work your lead pipeline, process applications and renewals, and manage the community's social media presence to drive traffic and keep residents engaged. Occupancy and retention both live in this role.
The financial piece is equally substantive. You'll post payments, scan checks, review ledgers for accuracy, monitor delinquency, make weekly collection calls, and coordinate eviction procedures when they become necessary. You'll also assist with financial reporting up to regional leadership. This is the kind of financial exposure that separates candidates who later become strong Community Managers from those who stay perpetually in support roles.
The schedule runs Monday through Friday, 9 AM to 6 PM, and Saturdays from 10 AM to 4 PM, with one weekday off to keep the week at 40 hours. Evening and weekend availability may come up for resident events.
What Hawthorne Is Looking For
- High school diploma or GED equivalent
- Two years of property management experience preferred
- At least six months in an assistant community manager capacity, ideally
- Valid driver's license
- CALP designation is a plus
The candidates who do well here aren't just personable leasing agents. They read a delinquency report and act on it. They de-escalate a frustrated resident and document the interaction cleanly. They can hold the office together on a Saturday when the Community Manager is out. Financial comfort, conflict resolution, and organizational follow-through matter just as much as a warm handshake.
Hawthorne offers monthly leasing and renewal commissions, quarterly performance bonuses, and an hourly base. Benefits include medical, dental, vision, 401k with employer match, paid time off (including your birthday), paid sick leave, parental and adoption leave, pet insurance, company-paid life insurance, telehealth access, and health and wellness incentives. Their internal Career Path Program is active, meaning this role has a defined track toward Community Manager for candidates who perform.
Greensboro's rental market has held relatively steady occupancy, and the Hawthorne Northwest location on Brigham Road puts this community in an established corridor with consistent demand. For someone looking to build serious multifamily operations experience in a mid-size Southeast market, this is a solid entry point with room to grow.
