Assistant Property Manager

What You'll Actually Do

The Assistant Manager at Olympus at Memorial sits at the intersection of financial accountability and daily operations. On any given morning, you're verifying that all rent receipts from the prior day cleared properly, reviewing delinquency to flag anything that needs a notice or a call, and cross-checking move-out account statements before they go out. Accuracy here matters. A misposted payment or a late deposit doesn't just create a bookkeeping headache. It affects the property's cash position and your T-12 picture.

Beyond the ledger, you're the operational backbone when the Property Manager is out. That means handling resident complaints before they escalate, inspecting make-ready units ahead of move-ins, and jumping into leasing traffic when the floor needs coverage. Olympus at Memorial expects you to know the submarket too. New construction in the Memorial corridor, hiring trends from nearby employers, concession activity at competing communities. That market awareness directly informs how you position the property on any given week.

Resident retention is part of the job description here, not an afterthought. You'll participate in community events and contribute to renewal efforts, which means the role touches occupancy and renewal rates in a real, measurable way. The base pay runs $22 to $23 per hour, with monthly renewal incentives and quarterly bonuses layered on top.

What You Bring

  • Prior onsite experience as an Assistant Manager or a cross-trained Leasing Consultant
  • Comfort with RealPage, Knock, or Onesite (strongly preferred)
  • Solid grasp of rent collection procedures, including daily deposit requirements
  • Ability to assess move-out conditions and produce accurate final account statements
  • Availability Monday through Friday, 9 AM to 6 PM, with flexibility for the first weekend of each month and occasional after-hours events
  • Detail orientation that holds up under volume, not just on quiet days

Where This Role Sits in the Bigger Picture

Assistant Manager is the standard proving ground for a Property Manager seat. Owners and regional managers watch how candidates handle delinquency management, whether they catch punch list issues before a resident moves in and discovers them, and how they perform when the manager is out. The candidates who move up fastest are the ones who treat the financial records with the same urgency they bring to resident relations. Both matter. Neither covers for weakness in the other.
