Assistant Property Manager

Affordable housing management carries a compliance burden that standard market-rate work doesn't. When you're operating under HUD's 4350.3 Handbook, LIHTC rules, and REAC review cycles, the administrative side of property management becomes just as demanding as the resident-facing side. This role sits at that intersection.

Fairstead owns and operates more than 30,000 apartment units across 28 states, with a focus on affordable housing. Their Baltimore property needs an Assistant Community Manager to support day-to-day operations, keep compliance on track, and handle the resident relations work that keeps a community functioning.

What the Work Actually Looks Like

A typical week pulls in several directions at once. You're processing rent collections and posting payments in Yardi, running down arrears, and making sure deposits hit on schedule. You're supporting annual and interim recertifications, flagging EIV discrepancies, and keeping documentation ready for MOR audits or investor site reviews. When a resident has a service request, a complaint, or a lease question, you're the person bridging them to either the maintenance team or the property manager.

On the compliance side, you'll track lease violations, document issues properly, and coordinate with Fairstead's in-house legal team when eviction proceedings are necessary. You'll also help prepare the property for REAC inspections, which means staying ahead of EHS violations rather than scrambling when a review gets scheduled.

Salary for this position ranges from $29 to $31.25 per hour, based on experience and qualifications.

Who Fits This Role

  • At least two years of experience in affordable housing leasing or property management (not just conventional)
  • Hands-on familiarity with EIV, Yardi, and RealPage
  • Working knowledge of HUD compliance requirements and recertification processes
  • Solid written and verbal communication, especially for resident-facing situations
  • Proficiency in Microsoft Office Suite

The candidates who do well in affordable housing assistant manager roles tend to be detail-oriented under pressure and comfortable switching between financial tasks and people-facing work in the same afternoon. Recertification errors and missed compliance deadlines have real consequences here. If you've worked in market-rate only, the learning curve on the regulatory side is steeper than it looks on paper.

For candidates who want to grow, this role builds a skill set that translates directly to community manager positions at affordable or mixed-income properties, as well as compliance specialist roles within larger ownership platforms.
