The Role at a Glance

Copper Beech San Marcos is a student housing community, and this Assistant Community Manager position sits right at the center of daily operations. You'll report to the General Manager and carry real operational weight: financials, leasing, resident accounts, staff coordination, and facilities oversight all fall within your scope. When the GM is out, you run the property.

Student housing has its own rhythm. The annual turn is the defining operational moment, delinquency targets are tight, and the resident base turns over on an academic calendar. If you've worked conventional multifamily, the fundamentals transfer, but the pace and the population are different.

What the Work Looks Like

A typical week involves auditing resident accounts, posting charges from quarterly inspections, coordinating move-in and move-out processes, and tracking delinquency to keep it under 2% by month end. You'll handle month-end reporting, manage accounts receivable, and enforce late fee and NSF policies consistently.

On the leasing side, you'll run weekly market surveys, manage concession budgets, and monitor KPIs to flag trends before they become problems. You'll also lead or support resident engagement efforts and handle escalated concerns directly.

Facilities oversight is part of the job too. You'll conduct monthly inspections of vacant units and bed spaces, walk common areas and amenities, coordinate work orders, and hold the standard on curb appeal and building condition.

Staff development rounds it out. You'll coach team members, help manage the on-call schedule, and make sure everyone on site stays current with Fair Housing requirements and company policy.

• 1+ years of experience in property management or residential communities
• Proficiency in a property management system, Entrata preferred
• Strong written and verbal communication skills
• Attention to detail in account management and financial reporting
• Ability to step into the GM role when needed
• Flexibility for non-traditional hours during peak periods and emergencies

Where This Role Can Go

AGM and Assistant Community Manager roles in student housing tend to move into General Manager positions relatively quickly, especially at operators that own or manage multiple assets. Scion operates at scale across North America, so internal movement into GM roles or regional support functions is a realistic next step for someone who performs well here. Strong candidates will already understand basic financial reporting and won't need to be coached on why delinquency control matters to NOI.
