Assistant Property Manager

Where This Role Lives

The assistant manager position at Helm, an Olympus Property community in Everett, WA, works across two distinct modes. Some days you're processing rent payments, reconciling deposits before bank close, and keeping resident files accurate and secure. Other days you're covering the leasing floor, walking make-ready apartments before move-in, or stepping in for the property manager when they're out. The role doesn't let you specialize and ignore the rest. You need to be solid at both the numbers and the people side.

Olympus has earned recognition as a National Apartment Association Top Employer three consecutive years (2023, 2024, 2025), which reflects something real about how they run their teams. Culture language can sound hollow in job postings, but the structure here backs it up: there's a formal career pathing program, educational assistance and tuition reimbursement, a sabbatical benefit, and a monthly and quarterly bonus structure tied to renewals. The hourly range starts at $22 and goes to $26, depending on experience and location.

Skills This Role Draws On Constantly

Financial accuracy is the core skill this role tests every week. You're responsible for collecting rent, making sure deposits hit before bank close each day, and handling final account statements when residents move out. Errors in that workflow create downstream problems for the property manager and the regional team. If you've worked in property accounting or handled delinquency tracking as part of a previous assistant manager or cross-trained leasing role, that experience applies directly here.

Resident-facing communication is the other constant. Complaints don't schedule themselves, and this role requires you to address them promptly and professionally, then escalate anything involving liability or legal exposure to the right people quickly. Knowing when to handle something yourself and when to refer it up is a skill that separates effective assistant managers from ones who create problems for their managers.

Familiarity with RealPage, Knock, or Onesite is strongly preferred. If you've used any of those platforms for lease tracking, payment processing, or traffic reporting, that background will reduce your ramp-up time significantly.

Honest Notes on the Schedule and the Work

Core hours are Monday through Friday, 9 AM to 6 PM. That said, the role includes flexibility for resident events after hours and availability on the first weekend of each month. It's a limited ask compared to on-call maintenance schedules, but it's worth factoring in if your schedule is tight on evenings or weekends.

Olympus also expects you to stay current on the Everett submarket: new construction, hiring trends, retail openings, anything that could affect occupancy or income at the property. The Puget Sound rental market has seen meaningful rent correction since its 2022 peak, and supply pressure from new deliveries in Snohomish County is real. An assistant manager who understands what's happening a few miles away brings sharper context to leasing conversations and retention decisions.

  • Onsite experience as an assistant manager or cross-trained leasing consultant is required
  • Full-time availability Monday through Friday, with limited after-hours and first-weekend flexibility
  • RealPage, Knock, or Onesite experience is strongly preferred
  • Comfort handling both administrative financial tasks and direct resident interaction in the same day
