Assistant Property Manager

Most assistant manager roles in multifamily sit at the crossroads of leasing and collections, and that's exactly where this one lives. At Evolve Palm Coast, a Hawthorne Residential Partners community in Palm Coast, FL, the Assistant Community Manager keeps daily operations moving while the Community Manager handles the bigger picture. It's a real dual-track role: you're closing leases in the morning and reviewing delinquency reports in the afternoon.

What the Work Actually Looks Like

On the leasing side, you'll handle tours, respond to incoming leads, process applications, and push renewals through on time. Occupancy is a shared responsibility here, and you'll feel the weight of that number. You'll also manage the community's social media presence, which means creating content that actually reflects what's happening on the property, not just stock graphics.

The financial piece is where this role separates itself from a pure leasing position. You'll oversee rent collection and payment posting, run weekly delinquency follow-up calls, and coordinate eviction procedures when it gets to that point. Ledger reviews are part of the routine, checking that billing and payment applications are accurate before they become problems. You'll also pull together financial documentation for the Community Manager and regional leadership. If numbers make you uncomfortable, this role will push you past that quickly.

When the Community Manager is out, you step up. That means keeping the team focused, handling resident concerns, and making sure nothing falls through. Hawthorne calls it their "Live It" culture, but practically speaking, it means you're expected to de-escalate difficult conversations with professionalism and actually follow through, not just smooth things over.

The schedule runs Monday through Friday, 9 AM to 6 PM, with Saturdays from 10 AM to 4 PM. You'll get one weekday off to keep things at 40 hours. Resident events and community needs can pull you into evenings occasionally, so flexibility matters.

What Hawthorne Is Looking For

  • High school diploma or GED equivalent
  • Two years of property management experience preferred
  • At least six months in an assistant community manager role preferred
  • Valid driver's license required
  • CALP certification is a plus

Compensation includes an hourly base plus monthly leasing and renewal commissions and quarterly performance bonuses.
