It's move-out week at The 87, and 400+ student residents are cycling out while the incoming class starts arriving in days. You're on the ground coordinating vendor walks, tracking unit punches in Turnable, fielding damage disputes, and making sure the General Manager has everything they need to keep the process on schedule. That's the job at its most intense, and it's also where this role earns its value.
The Assistant Community Manager at The 87 operates as the GM's right hand across every functional area of the property. That includes staff coordination, resident accounts, facilities oversight, and financial reporting. When the GM is out, you run the property. This isn't a leasing-focused role with light admin duties on the side. The scope is broad and the accountability is real.
On the financial side, you'll help keep delinquency below 2% by month-end, post damage charges from quarterly inspections, reconcile accounts receivable, and assist with Month End reporting. You'll enforce Scion's late fee and collections policies and manage utility billing. Attention to detail here directly affects NOI.
Facilities work is hands-on. You'll conduct monthly property walks, coordinate work orders with vendors and internal staff, and inspect common areas, grounds, and amenities for code compliance and curb appeal. During annual turn, expect to pitch in physically: moving furniture, assisting with punch list items, organizing high volumes of resident trash, and cleaning units when needed. Turnable is the platform used to track turn progress and deadlines.
On the resident experience side, you'll manage escalated concerns, respond to Google and Yelp reviews through Entrata, monitor feedback platforms, and support the Customer and Sales Experience Manager on engagement and marketing initiatives. You'll also track KPIs around leasing velocity, concessions, and market rates to help inform revenue decisions.
Student housing runs on a hard annual cycle. The turn window is tight, the leasing calendar is fixed, and residents have high expectations. Experience in student housing specifically is a real advantage over general multifamily background, because the pace and the resident profile are different.
The position is based on-site at The 87 in South Bend, Indiana.
