This position sits at the intersection of financial operations and resident relations. You'll own rent collection and daily deposit reconciliation, keep resident files accurate and confidential, and step into the Business Manager's chair when they're out. Delinquency doesn't manage itself, and this role is where it gets managed.

Day-to-Day Operations

On the financial side, you'll collect rent, confirm deposits clear before bank close each day, and maintain the integrity of all money coming into the property. Move-outs require your direct attention: you'll assess unit condition, calculate final account statements, and ensure disposition notices go out on time. Any liability claims or legal complaints go straight up the chain, and you're the one making sure that hand-off happens immediately.

You'll also keep your finger on the Midland submarket. That means watching new construction activity, tracking nearby hiring trends, and understanding what's shifting in the local economy well before it shows up in your occupancy numbers. Midland's rental market moves with the energy sector, which means traffic patterns can shift quickly. Knowing that context helps you anticipate softness before it becomes a delinquency problem.

When the leasing team needs support, you step in. That includes showing units, assisting with resident retention efforts, and participating in community events. Inspecting make-ready apartments before move-in is also part of your scope, so a sharp eye for punch list items matters here.

What Olympus Is Looking For

  • Prior onsite experience as an Assistant Manager, or a Leasing Consultant with cross-training in the business office
  • Familiarity with RealPage, Knock, or Onesite is strongly preferred
  • Availability Monday through Friday, 9 AM to 6 PM, with flexibility for resident events and the first weekend of each month
  • Comfort handling confidential resident and financial records with care and consistency
  • Strong follow-through on collections, move-out processing, and daily financial reporting

Pay runs $24 to $25 per hour depending on experience, with monthly renewal incentives and quarterly bonuses layered on top.
