What You'll Actually Do

The Assistant Community Manager role at Hawthorne Residential Partners sits squarely at the intersection of leasing, finance, and team operations. At the Enclave at Deep River, a Hawthorne-managed community in Greensboro, NC, you'll spend your days moving between tasks that require different mental gears: walking a prospect through a tour in the morning, posting rent payments and reviewing ledgers midday, then de-escalating a resident concern before close of business. The work is varied by design.

On the leasing side, you'll handle inbound leads, conduct tours, guide applicants through the leasing process, and work toward occupancy goals through both new leases and renewals. You'll also take ownership of social media content for the community, which means showcasing resident events and keeping the property's online presence active and genuine.

The financial piece is where many ACMs grow the most. You'll oversee rent collection, payment posting, and check scanning. Weekly delinquency follow-ups and ledger audits are part of the routine. When eviction procedures are necessary, you'll coordinate them alongside the Community Manager. You'll also assist with financial reporting that flows up to regional leadership.

When the Community Manager is out, the property runs through you. That means holding the team accountable, keeping daily operations on track, and making judgment calls without a safety net.

What You Bring

  • Two years of property management experience (preferred), with at least six months in an assistant manager capacity
  • Comfort reading and interpreting financial reports, identifying discrepancies, and making decisions within budget constraints
  • Leasing fundamentals: lead conversion, application processing, renewal conversations, and basic occupancy strategy
  • A valid driver's license
  • A CALP designation is a plus, though not required to apply

The schedule runs Monday through Friday, 9 AM to 6 PM, and Saturdays from 10 AM to 4 PM, with one weekday off each week to hold the total at 40 hours. Some evenings or weekend availability may come up around resident events. Monthly leasing and renewal commissions, plus quarterly performance bonuses, supplement the hourly base pay.
