Assistant Property Manager

Student housing runs on a different clock than conventional multifamily. Leases turn in bulk, move-in weekends bring hundreds of residents through the door at once, and the customer is often a first-time renter whose parents are also watching. The Assistant Community Manager role at Alight State College exists inside that reality, supporting the General Manager across every function that keeps the community running and the resident experience intact.

Scion Group operates student living communities across the country, and this position in State College, Pennsylvania puts you inside a collegiate environment where occupancy cycles, traffic patterns, and customer expectations all move to the academic calendar. The role carries real operational weight. You're expected to step in as acting General Manager when needed, which means this isn't a role where you shadow from a distance.

What the Work Actually Involves

The scope here is wide. On the administrative side, you'll manage resident accounts, utility billing, accounts receivable reconciliation, and delinquency tracking with a target of keeping delinquency below 2% at month end. You'll handle notices, coordinate eviction filings in compliance with local ordinance, and respond to escalated resident concerns including public reviews on Google and Yelp. Financial performance reporting, market surveys, and managing promotional materials and concessions round out the business operations piece.

Facilities oversight is a consistent thread through the week. Monthly property walks, scorecard assessments, work order coordination, and curb appeal checks are part of the regular rhythm. During annual turn, the role goes hands-on. That means walking units for move-out damage assessments, processing charges and disputes, coordinating vendors, tracking progress through Turnable, and at times physically helping move furniture or assist the facilities team with punch list items. Turn in student housing is compressed and high-volume. If that kind of organized chaos energizes you, it fits. If it doesn't, that's worth knowing upfront.

On the people side, you'll assist with hiring, scheduling on-call coverage, coaching team members, and supporting retention efforts. The GM leads, but you're an active partner in keeping the team functioning and the culture intact.

What Sets Strong Candidates Apart

  • Comfort with Entrata or a comparable property management system. Scion also uses ClickUp, Greenhouse, Lattice, Qualtrics, and Turnable, so tech fluency matters.
  • At least one year of experience in property management or residential living operations, with enough exposure to understand leasing cycles, resident communication, and basic financial reconciliation.
  • Genuine attention to detail in written communication. Resident notices, damage charge documentation, and review responses all carry legal or reputational weight.
  • Ability to shift between a spreadsheet and a mop bucket without losing composure. Turn season at a student property demands both.

This role develops the full operating picture of a residential community. Candidates who do well here typically move into General Manager positions or transition into regional support roles. The exposure to financial reporting, staff development, and customer experience management across a high-volume property builds a foundation that carries across conventional and student housing alike.
