Maintenance Supervisor

Maintenance operations at a mid-to-large multifamily property have a natural hierarchy, and the assistant supervisor slot is where generalist technicians start becoming leaders. It's the point where your hands-on skills matter less than your ability to keep a team on schedule, hold quality standards on make-readies, and anticipate problems before they reach the property manager. Berkshire Residential Investments is hiring an Assistant Maintenance Supervisor for their Enclave community in San Jose, a market where Class A expectations run high and resident retention depends heavily on how fast and how well maintenance responds.

The Work Itself

This role sits directly beneath the Maintenance Supervisor and works closely with the Property Manager to keep the community running. Day-to-day, that means coordinating make-ready repairs so units turn on schedule, helping technicians prioritize and complete work orders, and making sure the shop, equipment, and inventory stay organized and properly stocked. You'll tour routes and model units regularly to catch anything that slips below standard before a prospect or resident does. When major repairs or capital expenditures come up, you're flagging them up the chain before any money moves, not after.

Safety compliance is a real part of this job. You'll enforce safety protocols across the team, not just follow them yourself. Scheduling efficiency, quality control, and mentoring junior technicians are all in scope here.

What You Bring

  • At least one year of hands-on experience across general maintenance disciplines
  • Comfort with technology, including property management software and related applications
  • Strong written and verbal communication in English
  • Physical ability to meet the demands of a maintenance role
  • A genuine interest in coaching teammates and holding quality standards

The compensation range for this California position runs from $35.00 to $41.00 per hour, with the final offer depending on experience. Benefits include health care coverage, retirement, paid time off (including sick, parental, and vacation leave), and a rent discount. Bonuses are also part of the package.

From a career trajectory standpoint, the assistant supervisor role is one of the cleaner paths to a full Maintenance Supervisor title in this industry. You're building the scheduling and team management skills that a supervisor needs, while still staying close enough to the technical work to sharpen your punch list instincts. Technicians who move into this role and do it well tend to reach supervisor-level positions faster than peers who stay purely on the tools. If regional or multi-site maintenance oversight is on your radar further out, the organizational habits you form here transfer directly to that work.
