Bozzuto is looking for an Assistant Maintenance Manager at one of their Alexandria, VA communities. The title says "assistant," but the scope is real. You're co-running the maintenance operation: turns, preventative maintenance, emergency response, and the day-to-day service ticket queue. You'll work hands-on with HVAC, plumbing, electrical, and appliance repair while also keeping an eye on the broader team's performance and professionalism.

The make-ready process is a significant part of this. Turns need to come back clean, complete, and on schedule so leasing can do its job. A slow or sloppy punch list shows up in occupancy numbers fast. You'll own that cycle alongside the maintenance manager and be expected to hold the team to a consistent standard without the leasing office having to chase you for updates.

Preventative maintenance isn't optional here. Bozzuto operates well-maintained, higher-end communities, and asset preservation is taken seriously. If you're comfortable with complex mechanical systems like central plant, boilers, or chillers, that background will be useful. It's not required, but it separates candidates who can grow into a senior role from those who top out early.

Weekend availability and participation in the on-call rotation are real expectations. Worth saying plainly: this role does not have clean 9-to-5 edges.

What You Need to Bring

• At least 5 years in the trades, facilities, or residential building maintenance
• HVAC, EPA, and/or NAPE certification
• Working knowledge of plumbing, electrical, and appliance repair
• Basic carpentry, drywall, and paint skills for make-ready work
• Familiarity with OSHA standards, risk management, and MSDS protocols
• Some supervisory experience or a demonstrated ability to lead a small crew
• Comfort with technology platforms and basic Microsoft Office proficiency
• Physical ability to handle the demands: lifting, ladders, stairs, and outdoor work in all weather

The salary range sits between $66,000 and $69,000, with bonus eligibility on top of that. Benefits include medical, dental, and vision coverage, 20 days of paid time off plus holidays, a 401k with company match, and tuition reimbursement.
