This role sits at the center of everything physical at Cliffside, a Prometheus property in Gig Harbor, Washington. You're responsible for the condition of the building, the performance of your maintenance team, and the budget that funds both. That means hiring and training technicians, managing vendors and contractors, overseeing capital projects, and keeping inventory in order. When safety training needs to happen, you run it. When a contractor needs direction, that's you. When something breaks down at 11pm, you're the one your team calls.
On-call is real here. Prometheus lists standby pay and on-call premium pay in the compensation package, which tells you something: after-hours situations are frequent enough that they built a structure around compensating for them. If you've led a maintenance team before, you already know what that means in practice.
The budget side of this job carries real weight. You'll manage maintenance costs with an eye toward preserving NOI, which means making smart calls on repairs versus replacements, keeping capex projects on track, and not letting deferred work pile up into bigger problems. You're expected to know your numbers and own your decisions.
The hourly range runs from $32.75 to $38.00, with a discretionary semi-annual bonus on top. Prometheus also offers standby and on-call premium pay, referral bonuses, renovation bonuses, and lease-up bonuses where applicable.
