Assistant Property Manager

What You'll Actually Do

This role sits at the intersection of leasing, operations, and resident relationships at Solay Horizon West, a luxury apartment community in Winter Garden. Day to day, you're helping drive occupancy through genuine hospitality and smart follow-through. You'll greet and tour prospective residents, walk them through qualifications, and carry leasing files from application to signed lease. Renewals, compliance checks, lease documentation accuracy, all of that runs through your desk too.

On the operations side, you'll monitor delinquency, manage rent collection, and handle the legal steps that come with non-payment situations. You'll verify Yardi records and reports, assist with resident concerns, and stay on top of the property's appearance through regular walkthroughs and work order follow-up. Resident events and marketing efforts are also part of the mix, and when a team is small and tight-knit, those tasks matter more than the job title might suggest.

Lease-up experience at a luxury community is a real differentiator here. Davis Development specifically calls it out as preferred, which tells you something about where Solay Horizon West likely is in its lifecycle. If you've helped push a new community through initial occupancy, you already understand the pace and the pressure that comes with it, and you'll find this environment familiar.

What You Bring

  • At least one year of assistant property manager experience, ideally in a Class A or luxury setting
  • Comfort with leasing, renewals, and the compliance paperwork that goes with both
  • Hands-on experience with Yardi or comparable property management software
  • Demonstrated sales and customer service skills, including staying calm when residents are not
  • Strong written and verbal communication, especially when coordinating across teams or documenting resident issues
  • A bachelor's degree in a related field is preferred but not required
  • Leadership instincts and the ability to build working relationships across different seniority levels

How Davis Development Works

Davis Development is a privately owned developer and operator with more than 25 years in the luxury multifamily space. Their model is built around in-house management and owner-operator thinking. That means on-site team members carry real responsibility and are trusted to make decisions that actually affect their communities. It's a culture that rewards people who take initiative and notice the details, not one where you wait for direction from a regional office before acting.

Benefits start on the first of the month after 30 days of employment and include medical, dental, vision, and behavioral health coverage. The 401(k) comes with a 4% employer match that vests immediately, which is genuinely competitive. Life insurance and a PTO carryover provision round out the package, along with training and development support.

If you've wanted to grow toward a Community Manager role, the owner-operator structure here tends to accelerate that path. People who think critically about occupancy, resident retention, and day-to-day operations get noticed. Winter Garden is a growing corridor west of Orlando, and the luxury rental market there has expanded steadily alongside residential development. That context makes this a property worth being a part of as it builds its footing in the market.
