Assistant Property Manager

Affordable housing management carries compliance weight that market-rate property work typically doesn't. At a property like Immanuel Sobrato, a permanent supportive housing community in San Jose, that means layering HUD, Tax Credit, and welfare exemption requirements on top of standard daily operations. MidPen Housing has been doing exactly this work since 1970, and this assistant-level role sits directly inside that operational reality.

What the Work Actually Looks Like

The Assistant Community Manager here supports the full operating cycle of a permanent supportive housing property. On any given day, that means scheduling income verification appointments, processing lease agreements, managing the waitlist, and helping residents understand emergency preparedness procedures. Turnover work involves scheduling vacancies, preparing and monitoring turn forms, and coordinating with facilities staff to keep work orders moving. Rent collection, security deposit processing, petty cash logs, and bank deposit prep also fall within this role's scope.

Compliance is a meaningful part of the job. You'll assist with annual recertifications, welfare exemption documentation, and preparation for Management and Occupancy Reviews (MOR) and TCAC audits. File integrity matters here in a way that goes beyond the ordinary: resident files contain sensitive information, and maintaining confidentiality under audit conditions is a baseline expectation, not an occasional task.

The role also requires real relationship management. MidPen's property teams work closely with onsite Resident Services staff, local law enforcement, and community partners. At a permanent supportive housing property, those relationships carry more operational weight than at a standard affordable or market-rate community.

What MidPen Is Looking For

  • High school diploma or GED with at least one year of residential property management, customer service, or administrative experience (or an equivalent combination)
  • Proficiency in MS Office; RealPage experience is a plus
  • Strong written and verbal communication skills, with genuine attention to detail
  • Ability to work independently and stay organized across multiple compliance and operational tracks
  • Alignment with MidPen's mission around affordable housing and resident stability

Candidates who tend to stand out in roles like this have some prior exposure to income-restricted housing, even at the administrative level. Understanding the difference between a TCAC review and a standard lease audit, or knowing why recertification timelines matter, shortens the learning curve considerably. That said, MidPen explicitly considers equivalent experience, so strong administrative or customer service backgrounds from adjacent fields are worth presenting clearly.

The pay range is $23.27 to $26.18 per hour, based on experience. MidPen offers health, dental, vision, life, and disability insurance, a 403(b) retirement plan, paid parental leave, tuition reimbursement, FSA options, and an EAP program, among other benefits.
