Assistant Property Manager

Permanent supportive housing operates at a different frequency than conventional multifamily. The residents at Donner Lofts aren't just renters. Many have experienced chronic homelessness, mental health crises, or substance use challenges, and stable housing is often the first foothold they've had in years. That context shapes every operational decision in this role, from how you handle a delinquency conversation to how you respond to an incident report at 7 a.m.

MidPen Housing has been developing and managing affordable housing across Northern California since 1970. With more than 130 properties and roughly 20,000 residents in their portfolio, they run a serious operation, one that integrates property management directly with onsite resident services. For an assistant manager, that integration is felt daily. You're not just tracking rent collections and occupancy. You're coordinating with social service providers, supporting residents through complex situations, and maintaining a property environment that has to be both operationally sound and genuinely welcoming.

The day-to-day work covers the full range of assistant manager responsibilities: supporting rent collection and delinquency management, maintaining compliance with HUD, TCAC, and Fair Housing requirements, conducting property inspections, and stepping into the Community Manager's seat when they're out. The compliance piece carries real weight in affordable housing. Tax credit and HUD regulatory requirements don't leave much room for error, and the expectation is that you'll either hold a Tax Credit Specialist or Certified Occupancy Specialist certification already, or earn one within six months of starting.

What separates strong candidates in this specific role isn't just affordable housing experience, though that matters. It's the ability to hold two things at once: genuine empathy for residents navigating serious hardship, and clear, consistent professional boundaries. Trauma-informed doesn't mean boundaryless. The best operators in supportive housing know how to de-escalate a tense situation in the hallway and then document it accurately and completely in an incident report an hour later. RealPage proficiency and solid written communication aren't nice-to-haves here. They're the scaffolding that keeps operations clean when the human dynamics get complicated.

What MidPen is looking for

  • One to two years of multifamily residential management experience, with at least one year in affordable housing
  • At least one year of supervisory experience
  • Tax Credit Specialist or Certified Occupancy Specialist certification, or the ability to obtain within six months
  • Fair Housing knowledge and completion of FHA certification within the first 60 days
  • Experience in supportive housing preferred
  • Proficiency in Microsoft Office Suite and property management software, ideally RealPage
  • Strong written and verbal communication skills, with the ability to interpret and apply regulatory guidelines

The pay range for this role runs from $23.27 to $26.18 per hour, based on experience and qualifications.
