Assistant Property Manager

What You'll Actually Do

This role splits your attention across two distinct communities in Auburn: Majestic Mobile Manor Estates, a 55+ manufactured housing community with 65 homes, and Majestic RV Park, an all-ages park with 107 sites. On any given day, you might be conducting a home tour with a prospective buyer in the morning, walking common areas for your daily inspection notes after lunch, and following up on delinquent accounts before the afternoon ends. That range is the job, and it keeps the work from going stale.

Leasing and sales are a real part of your responsibilities here, not an afterthought. You'll promote and sell available homes, conduct tours, manage waitlists, and move applications through from inquiry to signed lease. On the operations side, you'll handle rent collection, maintain accurate ledgers, manage delinquency follow-up, and coordinate with the Community Manager to keep daily tasks on track. When residents have concerns or complaints, you're one of the first people they come to, and the demographic skews 55+ on the housing side, so patience and consistency matter more than speed.

Occasional weekend hours come with the role, primarily for open houses and pool operations. IPG structures scheduling to keep your weekly hours at 40, so flexibility goes both ways.

What You Bring

  • At least one year of experience supporting operations at a manufactured housing or multifamily community of 100 or more units
  • Hands-on experience with rent collection and delinquency management, including familiarity with eviction coordination
  • Comfort with property management software. IPG works with platforms including Manage America, Rent Café, Blue Moon, and Client Central
  • Strong enough sales instincts to attract and close prospective home buyers without a hard-sell approach
  • Clear written and verbal communication skills for working with residents, vendors, and local agencies
  • A valid driver's license

Where This Role Leads

The manufactured housing and RV sectors are growing parts of the affordable and lifestyle housing markets, and operators with genuine experience in both are a smaller talent pool than the multifamily side. If you build your skills here, you're accumulating a profile that's transferable to community manager roles, regional positions, or even acquisitions-adjacent work at firms that focus on MH and RV portfolios. IPG operates across 13 states and 150 properties, so internal paths exist for people who perform well and want more scope.

What separates strong candidates in this specific role is the ability to hold the sales side and the operations side without letting one crowd out the other. People who treat leasing as secondary tend to struggle when occupancy softens. People who focus only on leasing tend to let their ledgers drift. The candidates who do well here treat both as equally real responsibilities from day one.
