Assistant Property Manager

Skills This Role Runs On

Student housing operates on a different clock than conventional multifamily. The entire community turns over in a compressed window once a year, delinquency pressure is constant because you're collecting from 18-to-22-year-olds with inconsistent income, and the leasing cycle runs against an academic calendar rather than market demand. The Assistant Community Manager role at Alight Laramie asks you to carry skills across three distinct areas simultaneously: financial controls, turn execution, and customer experience management. If any one of those wobbles, the whole property feels it.

On the financial side, you'll manage accounts receivable, enforce NSF and late fee policies, keep delinquency below 2% at month end, and assist with monthly close. The Entrata proficiency requirement matters here. Knowing your way around the ledger in a PMS isn't optional at this level. You're also posting damage charges from quarterly inspections and handling dispute resolution when residents push back, which they will.

The customer-facing work runs parallel. Weekly market surveys, managing concession budgets, monitoring Yelp and Google reviews, and working with the centralized sales team on occupancy goals. Laramie is a university town tied entirely to UW enrollment cycles, so traffic patterns and lease-up timelines are predictable but unforgiving if you miss the window.

The Turn Is Its Own Season

Annual turnover in student housing is a full operational sprint. This role takes an active hand in it, including physical tasks like moving furniture, assisting facilities with punch lists, and cleaning units. Scion uses Turnable to track the electronic turn board, and you'll be responsible for ensuring progress stays on pace, damage assessments are completed accurately, and final billing goes out correctly. Move-in, room assignments, transfers, and move-outs all process in a tight window. The General Manager leads this effort, and you're the second in command executing it.

It's worth noting that this role also requires you to step into the General Manager position when they're absent. That's a real expectation, not a formality buried in the job description.

What Makes This Role Work at Alight Laramie

Scion is a student housing operator with a clearly defined internal stack: Entrata, ClickUp, Lattice, Greenhouse, Qualtrics. Candidates who've worked across a purpose-built tech stack in student or conventional housing will move faster here than those learning the category from scratch. The one year of property management experience requirement is a floor, not a ceiling. Strong candidates typically bring familiarity with lease audits, resident account management, and at least one major turn season behind them.

The position includes a discretionary annual bonus, 401k matching, paid parental leave, and learning reimbursement. On-call responsibility is part of the schedule. That's standard for any community this size, but worth knowing before you apply.

  • 1+ year in property management or a residential living community
  • Proficiency in a property management system, Entrata preferred
  • Strong written and verbal communication skills
  • Comfort with accounts receivable, delinquency tracking, and resident billing
  • Ability to cover General Manager responsibilities as needed
  • Eligible to work in the United States without visa sponsorship
