The delinquency report hits your inbox at 8 a.m. By 8:30, a resident's at the leasing desk with a question about their renewal. That rhythm, administrative and relational at the same time, is the core of this role.
Waypoint Management Services is hiring an Assistant Community Manager for their multifamily community in Davenport, FL. This is a hands-on operational role that sits directly alongside the Community Manager, with real responsibility across leasing performance, financial oversight, and resident relations. You're not shadowing someone. You're running alongside them.
On the leasing side, you'll support the team's daily performance, help execute sales and marketing strategies, and track traffic and occupancy trends. You'll conduct market surveys and recommend pricing adjustments when occupancy goals or competitive conditions call for it. On the financial side, you'll assist with rent collection, monitor delinquency, help manage the eviction process when necessary, and contribute to reporting that keeps the Community Manager and ownership informed. You'll also maintain accurate records across lease files, rent rolls, and make-ready schedules, so nothing slips through during turns or renewal cycles.
Weekend availability is required for this role, including a rotating weekend schedule. That's standard for multifamily at this level, and it's worth knowing going in.
Candidates who stand out at this level typically bring some exposure to delinquency management or renewal strategy, not just front-desk leasing. If you've helped a team close out a month-end or worked through a lease-up push, that experience translates directly here.
Davenport sits in the Polk County corridor between Orlando and Tampa, a market that has absorbed significant multifamily supply over the past several years as Central Florida's growth has extended well past the I-4 spine. Communities here compete actively on renewals and concessions, which makes market awareness and pricing discipline genuinely important skills for anyone in this seat.
Waypoint offers a compensation package that includes monthly leasing and renewal bonuses, a competitive base wage, an employee housing discount, medical, dental, and vision coverage starting on day one, 401k with company match, 120 hours of PTO in the first year, two floating days annually, and access to commuter benefits, an employee referral program, and professional development training.
