Assistant Property Manager

It's a Saturday afternoon and the leasing office is humming. The GM is off, you're fielding a tour, a maintenance escalation just hit your phone, and someone at the front desk needs a signature. You handle all three without letting any of them slip. That's the job.

What the Role Actually Involves

Bozzuto is hiring an Assistant General Manager for their Hoboken, NJ community. This is a second-in-command role at a Bozzuto-managed property, which means you carry real operational weight. When the GM is present, you're contributing. When the GM is out, you're running the show.

On the financial side, you'll own rent collection, post receipts, and manage delinquency. You'll track accounts receivable and stay close to the numbers that move occupancy and NOI. On the leasing side, you'll conduct tours personally, work to convert traffic into signed leases, and push toward retention goals through consistent, genuine resident interaction. Bozzuto puts real stock in the resident experience, so every touchpoint matters, from the first tour to a service call follow-up.

You'll also keep an eye on the physical presentation of the community, inside and out. Curb appeal and common area condition reflect directly on the brand, and Bozzuto holds that standard seriously. When team members need guidance and the GM isn't around, you step in to coach and redirect without letting things slide.

Expect to work one to two weekends per month, with two weekdays off in exchange. Weekend coverage is part of the role because that's when prospective residents are actively looking.

What Bozzuto Is Looking for

  • A four-year degree or equivalent experience in property management, hospitality, or retail
  • At least two years in one of those industries, with real exposure to rent collection, budgets, and accounts receivable
  • Comfort with Yardi or similar property management software
  • Sales ability and written and verbal communication skills that hold up under pressure
  • Active presence on social media platforms like Instagram and Facebook, with the ability to create content that actually engages people
  • A real estate license, or the willingness to obtain one within 90 days of hire where required

The salary range runs from roughly $60,000 to $80,000, with bonus eligibility on top of base. Benefits include medical, dental, and vision coverage, 20 days of paid time off plus holidays, a 401k with company match, and tuition reimbursement.

One honest note about this role: the AGM position in a busy Hoboken community means you're managing high expectations from residents who are paying premium rents in a competitive market. They notice when things are off. Strong candidates in this role tend to have sharp follow-through on the small stuff, not just the big operational moments. If you treat a maintenance request the same way you treat a lease signing, that consistency is what builds the trust Bozzuto's culture is built around.
