Most multifamily markets in Florida have seen sustained demand pressure over the past few years, and Palm Coast is no exception. The area's growth along the I-95 and US-1 corridors has brought a wave of new residents who expect professional management from day one. At a community like Integra Woods, the Assistant Community Manager sits at the center of that expectation: part leasing agent, part financial administrator, part team anchor when the Community Manager is out.

Hawthorne Residential Partners, a top-50 multifamily operator rooted in the Southeast, is hiring for this role at their Integra Woods property. Hawthorne runs their communities under a "Live It" culture that puts resident experience and team development at the front of daily operations. This isn't a role where you wait for direction. You're expected to carry real operational weight.

What the Day-to-Day Actually Looks Like

On any given morning, you might be reviewing delinquency reports and making follow-up calls before the leasing office opens, then shifting into tours and lease execution by mid-morning. Afternoons can bring ledger reviews, renewal conversations with current residents, or a quick check on common area presentation before a prospect walks in. You'll handle rent collection and payment posting, monitor accounts for billing accuracy, and coordinate with the Community Manager on financial reporting for regional leadership. When the Community Manager is away, you step into that seat and keep things moving without missing a beat.

Hawthorne also expects you to manage the community's social media presence, which means thinking about resident events and community engagement as part of your ongoing responsibilities, not as an afterthought.

What Hawthorne Is Looking For

  • Two years of property management experience, with at least six months in an assistant manager capacity preferred
  • Comfort reading financial reports and making decisions within budget parameters
  • Proven ability to handle delinquency follow-up and, when necessary, coordinate eviction procedures professionally
  • Strong leasing skills: lead response, touring, objection handling, and closing
  • High school diploma or GED required; a CALP designation is a plus
  • Valid driver's license

The schedule runs Monday through Friday, 9 AM to 6 PM, and Saturdays from 10 AM to 4 PM, with one weekday off to keep the week at 40 hours. Some evening and weekend availability may be needed for resident events.

What separates strong candidates here is financial fluency paired with people instincts. Plenty of leasing professionals can run a tour. Fewer can also catch a posting error on a ledger, de-escalate a frustrated resident, and then lead a team meeting in the same afternoon.
